Things to Consider When Renting an Apartment That Don’t Have Anything to Do With Money

When it’s time to move, your bank account probably comes to mind. It’s extremely important to find an apartment you can afford. That means knowing how much the deposit is, how much the monthly rent is going to be, and if there are any pet fees. You’ll also want to consider the fact that your rent will likely go up every year or two. Will you be able to afford your apartment then?

There’s no doubt that knowing what you can afford is important, but that’s not the only thing you should think about when renting an apartment.

Here are a few additional things you should consider that don’t have anything to do with money.

What kind of rental do you want?

It’s important to think about what kind of rental you want because there are so many different choices! Living in a large apartment complex is very different than renting a single-family home on a dead-end street.

In a way, this question addresses your lifestyle. Do you want to live in a trendy apartment downtown so you’re close to the action? Or would you rather live in a townhouse in a quiet neighborhood?

If you find an apartment that matches your lifestyle, you can greatly reduce the chances of having to move when your lease is up.

Amenities

Once you’ve figured out exactly what kind of apartment you want, you have to think about the things the unit has to offer. What’s important to one renter may not be important to another.

Maybe stainless-steel appliances are a must. Or maybe it’s all about the flooring. No matter what your requirements are, write them down before you start looking for your new apartment.

Don’t forget about what the apartment has to offer as well! Complexes with pools are great for families, while tennis courts and workout facilities are good for those who like to stay in shape.

Maintenance

People get so caught up in the excitement of renting an apartment that they often overlook the things that are really important. A beautiful granite countertop and a fancy shower head are great amenities, but even the warmest fireplace isn’t worth having to deal with crummy maintenance.

Check reviews online and see if you can learn a little bit more about how the maintenance team operates. Do they respond to emergencies quickly? Do they process work orders efficiently? These are things you’ll want to figure out ahead of time so you aren’t stuck living in your new apartment with a bathtub that won’t drain properly.

The landlord

Not only should you think about the maintenance crew, you should also think about the landlord. You don’t want to find yourself in a nightmare situation dealing with an impossible landlord.

You want to make sure you’re dealing with a friendly professional. When touring an apartment, don’t be afraid to ask questions to see how they respond. Meet all the people in the office.

You should also think about whether you want to rent from a single landlord, or if you would prefer a property management company. Although renting from a single landlord can make renting an apartment feel more personal, a property management company is more likely to deal with issues in a timely manner.

This can depend on a number of factors, but here are some characteristics we’ve noticed of highly rentable properties and things to keep in mind while you’re searching for your next property investment in Central Oregon. SINGLE FAMILY HOMES: • 3 Bed / 2+ bath , 1,200 – 1,800 sq. ft. Sufficient space but be mindful of your overall maintenance/repair expenses as you get into larger properties. • 2+ car garage. • Bonus points for added storage. (It’s Bend, everyone has toys) • Small fully fenced yard, low maintenance landscaping • No washer and dryer, just hookups (most common for single family homes in this area) • No hot tubs -Generally speaking, we don’t see a substantial price difference going from 3 to 4-bedroom single family homes. -Single family home vacancies listed below $1,800/month move the quickest in the current market while properties listed at or above $2,000/month tend to receive a noticeably lower volume of inquires. MULTIPLEXES: • Approx. 900 – 1,200 sq. ft./unit • 2-3 Bed / 2 bath combinations (1 bath may create livability issues if there is a plumbing problem) • Garages/storage are a big plus • Adequate overflow or additional parking • Onsite or in-unit laundry Consider utilities and how they’re metered at the property. When a given utility is metered independently between the sides/units, the tenant typically takes the responsibility and signs up directly with the service provider. When the utility is not metered separately (we most often see this with water & sewer) it’s more challenging to hold the tenant responsible and therefore these utilities are often included in the lease. Properties with a firm “no pets” policy often exclude a substantial portion of perspective renters potentially causing longer vacancy periods and even nominally lower rents. Traditionally our peak seasons tend to coincide with the school seasons being the busiest in the summer months and slowing down a little in the winter.

Install oversized mailboxes Some boxes won’t fit in any mailbox, no matter how big, but you can drastically reduce the number of packages that pile up outside by installing larger mailboxes for your residents. That way, large envelopes and small boxes can be tucked safely inside, away from prying eyes. Install smart locks If your apartment complex has a locked entry, consider installing smart locks. Instead of the delivery driver leaving packages outside or at the office, you can give them a special code that allows them to enter the building and leave packages in common areas. Accept packages in the office Think very carefully about whether or not you want to accept packages in the office. It can eliminate the possibility of stolen packages, which your residents will appreciate, but it can take a lot of time out of your day. If you choose not to accept packages in the office, make sure you remind residents that this is the case with a friendly email. If you’re moving during the summer on a weekend, you can bet you’ll be fighting with other moving trucks on the road.
